“Rory delivered on everything he said he would. He got us the price we wanted and found great buyers. He was flexible, communicated well and did everything he could to see the sale all the way through – thank you Rory”
First step
How we got the instruction
I was reviewing properties that had recently been withdrawn from the portals when this one caught my eye. I knew it was exactly the kind of home buyers were looking for, so I approached the owners to see if they’d consider relaunching with us.
Their answer was clear: ‘No, I would only launch with a big high-street agent.’
At that point, I could either walk away or explain why that might not be the right choice. As the owners got to know us, they saw what a smaller, more personal agency could offer. They gave us the green light, and we started preparing for the launch.
Our approach
The strategy we outlined
Our strategy for Hotham Road was simple: price it slightly above where we wanted to sell it. Although we knew there were buyers, this wasn’t a market for testing the waters with an overly ambitious asking price. We agreed on the figure with the owners and were confident the enquiries would follow.
Every room was beautifully presented, so no staging was needed. Our only enhancement was an AI twilight shot, with a sunset sky and the lights on inside, an image that always catches buyers’ attention online.
We launched in May, a busy time of year, with buyers keen to find their next home before the summer holidays.
Launch
Viewings and offers
Viewings started as soon as we launched; Rory conducted every one himself and personally answered any questions.
Then a message came in from one of our Instagram followers. They’d seen a story Rory shared before a viewing, in which he walked through the property and talked through the listing. They asked to arrange a viewing; we booked them in, and they made an offer almost immediately afterwards. The offer was accepted, subject to the buyers selling their own home.
The buyers then instructed us to sell their property too. We found a buyer within two weeks of launching, and the deal was secured.
Acting on both sides meant we could keep communication clear, stay in control of the chain and make sure everyone worked together to get every sale over the line.
“Rory was such a great support throughout the entire process. We appreciated his communication, support with recommended solicitors and other contractors. Rory was an excellent agent and I’d highly recommend using him to anyone.”
Sales Progression
Handing over to our sales progressor
Once a sale is agreed, we hand over to our sales progressor and it’s one of the best things we do for our clients. Having one dedicated person focused on your sale every single day makes an enormous difference. Every party chased, every problem solved, every detail followed up without anything slipping through the cracks.
Norbert is our sales progressor, and we have enormous respect for what he does. On this sale, becuase we knew all parties involed it allowed for an even smoother level of communication and control. Chains can be messy, but this worked well.
